Dubai Hills Estate is a master-planned community built around a golf course and a large central park, with schools, clinics and a mall inside its own boundary. It is designed for people who intend to live in Dubai rather than hold an asset in it.
The stock spans apartments, townhouses and standalone villas, and the sub-communities within it differ considerably in plot size, style and price. Buyers usually narrow by sub-community before they narrow by unit.
The trade-off is connectivity. There is no metro, so daily life assumes a car. In exchange you get green space, schooling and low-rise density that the central districts cannot offer.
