Downtown is the address most international buyers picture when they picture Dubai. It is built around the Burj Khalifa and The Dubai Mall, and almost everything in the district is within walking distance of one or the other.
Stock is overwhelmingly apartments and penthouses, in towers that range from early Emaar buildings to recent handovers. Views matter enormously to value here: a unit facing the Burj or the fountain sits in a different bracket to an identical layout facing away from it.
It suits buyers who want to be in the centre of things and owners letting on a short-let basis, given the tourist footfall. It suits families less well than the villa communities further out, simply because space and schooling sit elsewhere.
